LANDE Review 2026: Farm-Backed P2P Loans, Returns and Risks

LANDE review: agricultural P2P loans

Looking to diversify into real-asset-backed loans with above-average yields? LANDE is a Latvian crowdlending platform that funds loans to farmers in the Baltics and Romania, secured by land, machinery and grain.

It has become one of the best-known agricultural P2P platforms in Europe, with more than 11,000 investors and over €65 million funded. But 2026 has also brought rising defaults. Here's the full picture.

Our verdict
LANDE offers attractive returns of around 11% a year, real collateral with an average loan-to-value of about 44%, and an EU crowdfunding licence. Defaults and late loans rose in 2026, recoveries can take years, and there's no buyback guarantee. It's a reasonable satellite investment if you diversify across many loans and keep your allocation small.

How LANDE works

Farmers apply for financing. LANDE checks their farming experience, credit history, finances and collateral, and lists approved loans on the platform. Investors fund them from €50 and receive interest, usually monthly, with the principal repaid at the end of the term.

Loan type

Typical term

Security

Seasonal funding

3–12 months

Personal guarantee plus a three-way agreement with a grain buyer

Machinery loans

12–36 months

Commercial pledge on the equipment

Land purchase loans

12–60 months

Mortgage on farmland

The three-way agreement is a clever feature: the grain buyer pays harvest proceeds directly towards the loan, reducing the risk that the farmer spends the money elsewhere.

Returns: what can you expect?

  • Advertised interest: around 11% a year on average, typically 10–13%, and higher for riskier loans and some Romanian projects.
  • Cashback campaigns occasionally add 1–3%.
  • Real returns reported by long-time investors are around 10% a year (XIRR), slightly lower than headline rates because of late loans and cash drag.

The risks: what changed in 2026

We want you to invest with open eyes. Here's what independent reviewers reported in autumn 2026:

  • Rising defaults: LANDE reported a default rate of about 3.6% of all loans ever funded in September 2026. Measured against loans still outstanding, roughly 7–9% were non-performing.
  • Slow recoveries: no loans have been written off so far, but recovering collateral can take 6 months to over 3 years.
  • Agricultural emergency in Latvia: on 29 September 2026, Latvia declared a nationwide agricultural state of emergency, in force until 10 January 2027. Farmers may defer principal payments without penalty, so expect more delays.
  • No buyback guarantee and no compensation scheme: if a borrower defaults, you depend on LANDE recovering the collateral.

How to manage the risk: spread your money across many small loans (€50 each), prefer land and real-estate-backed loans with low LTV, use auto-invest filters, and don't put more than a small part of your portfolio into P2P lending.

Investor protection and platform safety

  • EU-licensed under the European crowdfunding regulation (ECSP), supervised by Latvia's central bank
  • Segregated funds: your money sits in a personal virtual IBAN account via payment institution LemonWay, separate from LANDE's own accounts
  • Average LTV of about 44%, so the collateral is worth roughly twice the loan on average
  • Transparent statistics: LANDE publishes monthly reports on defaults, recoveries and volumes

Liquidity: the secondary market

LANDE has a free secondary market where you can sell loans before they mature:

  • Only current loans with no delays can be sold. Late and defaulted loans can't.
  • Loans under €100 must be sold in full.
  • Bullet loans can't be sold before the principal is repaid.

In practice, plan to hold loans to maturity and treat the secondary market as a bonus.

Auto-invest

  • Basic: invest automatically from €50 per loan.
  • Advanced: filter by interest rate, term, LTV, collateral type, country and payment schedule, from €100 per loan.

Fees and taxes

  • No fees for investors: deposits, withdrawals, investing and the secondary market are free.
  • No tax is withheld. You declare your interest income in your own country.

Frequently asked questions

Is LANDE safe?

It's licensed and loans are secured, but no P2P investment is "safe". You can lose money if borrowers default and collateral recovery fails or takes a long time.

How much should I invest in LANDE?

Only money you can leave untouched for years, and only a small part of your overall portfolio, spread across many loans.

Can I withdraw my money anytime?

Uninvested cash, yes. Invested money is locked until loans are repaid, unless you sell performing loans on the secondary market.

Does LANDE offer a welcome bonus?

New investors can often get a welcome bonus or cashback through a referral link. Check the current terms when you register.

The final word

LANDE is one of the more transparent and well-secured agricultural P2P platforms in Europe, with real collateral and an EU licence. Rising defaults and Latvia's agricultural emergency mean patience and diversification are essential. Treat it as a high-yield satellite, not the core of your portfolio.
